We contact your client within two working hours. We introduce ourselves, explain our services, and arrange a convenient time for a property visit. You are copied on the initial communication.
You receive written updates at each key stage — instruction, offers received, sale agreed, exchange, and completion. Everything is documented for the estate file.
Our service tiers
We assess each property individually and recommend the most appropriate route for the estate — not the most convenient for us.
Full open market listing on Rightmove and Zoopla, professional photography, accompanied viewings, negotiation, and sale progression. Suitable for properties in good condition.
For properties that are unmortgageable in their current condition. We fund a targeted refurbishment, open the property to the full mortgage buyer market, and typically achieve £80k–£150k more than a direct cash buyer offer.
For estates requiring a fast, unconditional sale. We market directly to our curated network of London developers and investors. Competitive offers within days, no public listing required.
All fees are deductible from the estate for inheritance tax purposes. RICS Red Book valuations from £249 — refunded in full on instruction.
